Guard-Gated vs. Ungated Luxury: What Actually Moves the Needle on Price in Calabasas and Hidden Hills Right Now

Guard-Gated vs. Ungated Luxury: What Actually Moves the Needle on Price in Calabasas and Hidden Hills Right Now

Every few weeks a seller asks me the same question: does a guard gate actually add value, or is it just a line item buyers tolerate? As of October 26, 2026, the honest answer is "it depends on where you are, and the gap is narrower than most people assume." Let's look at what the numbers in Calabasas and Hidden Hills are actually saying this fall.

What the Calabasas and Hidden Hills Data Shows Right Now

Calabasas, much of which is ungated or semi-gated, posted a median sale price of $1.84M in August 2026, down 5.0% year over year on a three-month average. But its luxury tier, the $3.07M-and-up segment, is up 4.6% year over year. That split tells you the top of the market is holding firm even as the middle softens.

Hidden Hills, almost entirely guard-gated, tells a more dramatic story. Median sale price sits at $4.32M, down 19.9% year over year on a three-month average, while the luxury tier is actually up 5.7%. Entry-level Hidden Hills product, around $3.43M, is up 8.0%. The gate premium hasn't disappeared. It has simply concentrated at the extremes.

  • Calabasas: 32 median days on market, 3.3 months of supply, sale-to-list at 98.9%
  • Hidden Hills: 64 median days on market, a steep 13.0 months of supply, sale-to-list at 89.7%
  • Only about 2 homes sell per month in Hidden Hills, versus roughly 20 per month in Calabasas

That sale-to-list gap, 98.9% versus 89.7%, is the clearest signal in the whole data set. Calabasas sellers are getting close to full ask. Hidden Hills sellers, despite the prestige of the gate, are negotiating down more than 10% on average.

Does the Guard Gate Still Justify the Premium?

A gate buys privacy, controlled access, and in Hidden Hills specifically, a genuine equestrian lifestyle most ungated communities can't replicate. Those things still matter to a certain buyer. But 13.0 months of supply means Hidden Hills currently has more inventory relative to demand than almost anywhere else in our coverage area, including Malibu and Santa Rosa Valley.

When supply stretches that far past demand, the gate alone can't force a price. Buyers in that price band are patient, well-advised, and increasingly comparing Hidden Hills against ungated Calabasas estates that offer similar square footage, similar schools, and faster, more certain closings.

For sellers weighing whether to list in Hidden Hills or hold, the Seller's Playbook walks through exactly how to position a gated property so it competes on more than exclusivity alone. Pricing it correctly from day one matters more in a 64-day, 13-month-supply market than almost anywhere else locally.

Where Else in the Conejo Valley Should Buyers Be Looking?

If the Hidden Hills premium feels stretched, several nearby markets are showing stronger, steadier momentum. Westlake Village is up 22.0% year over year with a sale-to-list ratio over 100%, meaning homes there are routinely selling above asking. Agoura Hills is up 7.7% with a healthy 46-day market, and Santa Rosa Valley is up 21.0% though with very limited monthly sales volume.

For buyers specifically drawn to gate amenities but priced out of Hidden Hills, Westlake Village and parts of Agoura Hills offer gated and semi-gated product at a meaningfully lower entry point, often with faster transaction timelines. We covered the Westlake Village surge in more depth in this recent breakdown of what's driving that 22% move.

Meanwhile Malibu is up a striking 29.8% year over year, though its 138-day median market time shows that price growth and speed are not the same thing. A rising median doesn't mean an easy sale.

How Should Sellers Price a Gated Home in This Environment?

With the 30-year fixed mortgage rate at 7.32% as of October 22, 2026 (down slightly from the week before), financed buyers remain sensitive to every basis point. That sensitivity shows up fastest in higher months-of-supply markets like Hidden Hills, where buyers have room to wait and negotiate.

National home prices, per Case-Shiller, are up a modest 1.9% year over year as of July 2026. Against that backdrop, a 19.9% local pullback in Hidden Hills median price is not a market collapse. It is a reversion after an unusually hot prior year, concentrated in the middle of the price range rather than at the top.

Our broader framework for pricing into buyer leverage, originally written for Thousand Oaks, applies just as directly here: see How to Price a Luxury Home in a Market Where Buyers Have the Leverage. The short version: price to the comp, not to the gate.

The Bottom Line for Gated Community Value

Gated community homes in Calabasas and Hidden Hills still command a premium, but it is no longer an automatic markup. It is earned at the top tier and tested hard everywhere else. Buyers who understand that distinction get real leverage. Sellers who price with it in mind close faster and closer to ask.
